New Monterey is a distinctly different part of Monterey from the Old Town area. It developed almost completely independent from downtown as they are separated by the US Army's Presidio, a 1/3 mile buffer historically with just one street connecting the two areas (today there is a second seldom-used road through the Lower Presidio). New Monterey is kind of squashed between the Presidio, Pacific Grove, and the Bay. The borders on the two sides facing PG are Divisadero Street and David Ave. At it's largest dimensions, this neighborhood is just 1.25 miles long up the hill from the water, and about .75 miles across the water along Cannery Row. New Monterey has a few key tourist attractions, most notably Cannery Row and the Aquarium, but also the Recreation Trail, Lower Presidio Historic Park, Coast Guard Wharf and San Carlos Beach.

Besides the touristy junk along Cannery Row, New Monterey's main commercial area is along about seven blocks of Lighthouse Ave (In fact, the New Monterey Business Association only covers Lighthouse Ave, Cannery Row is almost all owned by the Cannery Row Company). Lighthouse is home to a wide variety of locally owned small businesses including used book stores, a home theater shop, a couple of small bakeries, several small clothes shops, a few liquor stores, a wide variety of furniture stores, a few sporting goods stores, Mary Jane'z weed shop, and the Thomas Kinkade National Archive.
