  Thanks for the advise. Malaysia experince is limited: I've neither been to high lands, east cost, borneo... So, still a lot of things to do!

  You might like the WaterWell Apartment on that lane behind the Montri Hotel in Chiang Mai that I mentioned. Very reasonable prices with AC and TV. Again, there are quite a number of budget to moderate places on this quiet lane.
