The area south of Termini station is "dodgy" to say the least. We walked through it during the middle of the day while going to check out some of the ancient Roman aquaducts and we didn't feel overly safe then. I can't imagine actually staying in a hotel in the area. There are a million other places to stay in Rome, I can't think of a reason you'd want to stay in this neighborhood.
