This seems to be the best hotel in Alexandria. I never go 5* on my own because I think a clean place with functioning shower and toilet and a good breakfast is all what I require because I do not visit places to enjoy excessively the hotel facilites but to experience all what is on outside of it. And if I am sent on a business trip to a five stars hotel I never could find the time to enjoy all the hotel's facilities as they would merit it (or what was paid for).
Unique Qualities: The setting of the hotel is magnificent. It is in the spacious Montaza garden which is surrounding the Royal Summer Palace (and for non-hotel-guests only accessible for quite a high entrance fee). It is also at the beach but that does not mean more than just the scenery because the water is exactly as dirty as you can expect it among the suburbs of a 5 millions third world city.
When you are looking a bit more closely to the details for example in the rooms you can easily spot a lot of indicators of a not so perfect maintenance as you would expect for 5*.

Because my plane from Alexandria to Frankfurt could not take off as scheduled all passengers and the crew were brought at 6 in the morning from the airport to the hotel and got rooms to sleep there until 14:30 for which Lufthansa paid.
Unique Qualities: This hotel ranks in the same price class as Helnan Palestine but is far less pleasant. It is just across the street outside the walls surrounding the Montaza gardens and all views are far less spectacular.
